When you're buying a home, you're suddenly faced with a long list of closing costs, and one of them is something called title insurance. Many buyers look at it and think, "Do I really need this?" Before we talk about title insurance, let's first talk about what a title is. A title isn't a physical document. It's simply your legal ownership rights to a property. When you purchase a home, you're expecting those ownership rights to transfer to you free and clear. But sometimes there are hidden problems attached to that property's history that aren't obvious during the buying process. That's where title insurance comes in. WHAT DOES TITLE INSURANCE DO? Title insurance protects you financially if a problem from the property's past threatens your ownership after you've purchased the home. Unlike homeowners insurance, which protects against future events like fires, storms, or theft, title insurance protects against problems that already existed—but weren't discovered before closing. Lender's Title Insurance If you're getting a mortgage, your lender will almost always require a lender's title insurance policy. This protects the lender's investment, not yours. If there's a title problem, the lender is protected. You are not. That's why many buyers also purchase... Owner's Title Insurance This policy protects you and your ownership rights. If someone challenges your ownership or a covered issue appears, the policy can help cover legal expenses and financial losses. IS TITLE INSURANCE A ONE-TIME COST? Yes. Unlike homeowners insurance, title insurance is generally paid once at closing. There are no monthly premiums. Your owner's policy typically remains in effect for as long as you or your heirs own the property. DO YOU REALLY NEED OWNER'S TITLE INSURANCE? Technically...No one usually requires you to purchase owner's title insurance. But should you? Absolutely. You're investing hundreds of thousands of dollars into a home. Skipping title insurance to save a relatively small amount at closing could become incredibly expensive if a title issue appears later. It's one of those things you hope you never need—but you'll be glad you have if something unexpected happens.
