Oftentimes home buyers looking at newly built homes get drawn in by the multiple features available by the builder. It is important to know that a REALTOR® in your corner can be an asset. When purchasing a new build you want to make sure that everything is completed and done properly in your best interest. Here are the top 5 reasons why you should have a REALTOR® guide you through this process: 1. Negotiating power Having an experienced professional on your side can mean the difference between you getting the best deal possible or losing at the closing table. Knowledgeable REALTORS® know what it takes to negotiate effectively for you. 2. Guiding you through what is included in the builders 'base price' Many times the model home that is available i decked out with all the bells and whistles. Knowing what is included in your base price of the home means you have an accurate number of what you will be getting at that price. 3. A REALTOR® can explain the contracts and what everything means; plus making sure all the right documents are in place. It is a must to have all the right documents involved when purchasing a new or used home. Understanding what you are signing is very important too. 4. REALTORS® can provide an insight on different neighborhoods and the quality of a builder. An experienced REALTOR® will be in the know about what is happening in there industry. This is very important to ensure you get the best builder for your new home build. 5. A REALTOR® can make sure you get the best value for your money. I had a blast recording this episode with Matt from basement To Roof Home Inspections. Matt shares some great tips about roofing care and even shares what they look for when inspecting a roof. A great episode with valuable information! People ask me all the time, "Jason, what drives you to create video all the time?"
And my answer is, “Because I love giving value and I love videos!" "Why?" they ask. 1. My videos MUST contain relevant content to the listener. I do. 2. Videos must be entertaining. I strive to be. 3. Videos must be real-world. I am rated E for a reason. 4. Videos must be consistent. I post twice a week at least. 5. Videos must have relevant guests. I invite the BEST. 6. Videos must create responses that lead to sales. I get daily inquiries. 7. Videos must be searchable, visible and findable. I am everywhere. 8. Videos must offer a variety of formats. We are studio, live and on the road. By Jason Gelios REALTOR® Here we are, early May 2019 and the real estate market is favoring home sellers currently. We are seeing homes flying off the market at asking or above asking price. Home buyers are having to come in strong with their offering to secure their interest in a property. The Fed is not looking to raise interest rates this year while mortgage interest rates remain low and attractive for home buyers. You can say this is causing a ‘rush’ for home buyers to obtain a home.
My take on the market. I am seeing buyers qualified for FHA/VA having a somewhat harder time obtaining a home because of the multiple offer situations that are happening. With FHA/VA buyers, home sellers have to be a little more giving when it comes to seller concessions and meeting FHA/VA guidelines. In a hot sellers market where home sellers have more offers to choose from, home buyers approved for conventional mortgages will have a greater advantage. This does not mean that home buyers approved FHA/VA should give up. It just means that they will have to have a little more patience and diligence in this type of market. FHA/VA home buyers will have to come in stronger with their offer to compete with other conventional offers. One of the things a home buyer, in any market, should do is be prepared. Always obtain a solid approval before going out with a REALTOR®. Be sure to choose a solid lender too. Have all your ducks in a row so that when you are able to make an offer on a home you can move fast and strong. IN a hot sellers market there is not a lot of time to think it over. Although you should never dive into something without feeling comfortable. But you should make sure you understand and know what you want in terms of location, style of home, the right financing, etc. Happy house hunting! |
