While the holiday season isn’t a peak time to purchase real estate, that doesn’t mean doing so is a bad idea.
Or, perhaps, you need to sell your home. Listing now might seem like a hassle, but it could pay off. Jason Gelios, a realtor in Southeast Michigan, said buyers and sellers can both benefit from the unique opportunities offered this time of year. For sellers, he said one main advantage is their home will be seen by the most serious buyers. “Typically, people who are looking to purchase a home during the holiday season have a strong reason to move,” said Gelios, who is also the author of the book “Think Like a REALTOR.” “You get fewer window shoppers and more serious buyers who need to make a move fast.” If you’re looking to buy a home this holiday season, he said you need to go into the process informed. “Homebuyers should still apply the same general rules of getting their offer accepted, which include knowing what the market is doing, knowing if they are up against other offers, and how motivated the seller is,” he said. “If a home buyer is shopping in a sellers’ market, they will need to have an aggressive and favorable offer — even during the holiday season.” While you need to make the buying process as seriously as ever, Gelios said one fun perk of shopping for a new home during this time of year is the holiday décor. Sharing Real World Knowledge One of the things that I noticed about my industry is that many people lacked real-world knowledge when it came to buying or selling a home. This inspired me to write my book. Plus, I have a love for books so I decided to create my own book that provides the advice and real world stories I’ve been involved in. Once I started the project, I never looked back. Even in our digital age, I find that many people still have a preference for printed books. I wanted to reach those who are into books and the benefit that they can provide. My hope in creating my book is that the readers will take the advice and tips that I provide and implement them in the real world to potentially save thousands on the home buying/selling process. I also hope that they gain an understanding of the real estate agent’s role through the real-world situations I share. There is more to real estate than just putting a home on the MLS, or sticking a sign in the yard. My goal was to convey that in my book. Tell me a bit about who you are. I grew up in middle class suburbia located in Southeast Michigan with two hard working parents who provided a great childhood for my sister and me. To paint you a picture, I was that kid who could not sit still, running around causing trouble in school, striving to be the class clown. But there was a side of me that not many people knew about. l had a love for books, which had me spending hours in the school library around classes and after school. Fast forward to my 20’s, I met a woman who I now call my wife. When we met, I was a laborer who didn’t have goals in place or a bright future at that. My wife was in college pursuing her college degree in nursing and it was at that moment that I realized I really needed to do things differently so that I could have a better future. Set your budget ASAP Even though this should be the number one step, whether you're buying a home in a neighborhood near you or in a place you don't live, it's even more critical now. Chances are, you won't be able to afford or get everything that you want. No matter if you wish to get some extravagant home features that are a bit over your budget or if you're looking to fully renovate your home, these things could wait. Some areas that you should focus your energy on are more serious repairs and anything that could directly affect your safety. Hire a reliable RE agency Especially if you're purchasing a home remotely, you need to find a real estate agent that you trust. Dedicate all your time and energy to finding the perfect person for the job. The truth is, they'll be the main factor, and their contribution will make or break your sale. It's imperative to have a good and trusting relationship with your RE agent. Focus on the bigger picture Apart from finding the perfect house, what surrounds it also needs to suit your needs. This means that you should check whether the neighborhood is a good fit or not just as much as you're looking into the house itself. One of the best ways to do this is to contact the people who live there and are willing to talk to you. This way, you'll not only get the most important details about the neighborhood, but you'll also see whether you like your future neighbors. Are virtual tours reliable? As technology has progressed, you don't need to buy a home in a place you don't live through a hands-on process. You can get through nearly the whole thing from the comfort of your own home. However, ensure that you're doing so through trustworthy sites and always double-check everything. Organize your long-distance move Make sure to be completely prepared for when the moving day comes. Organizing your long-distance move will take some time and effort, so don't wait to do it. Hiring movers should be one of the first steps you take. Finding the best experts in Michigan shouldn't be hard since there are great companies out there. Some qualities that you need to prioritize are trustworthiness, transparency, good communication, and flexibility. Visit at least once Even if you live far away, you need to organize at least one trip and visit the home you wish to purchase before making any final decisions. Simply put, there could always be some oversights on your RE agent's end that don't even have to be intentional. Although this doesn't have to be anything serious, there could be some minor home repairs you'll want to finish before the move-in day comes. Inspection is necessary if you wish to buy a home in a place you don't live If you don't feel competent enough to inspect your property in-depth, you should visit it with a team of inspectors. Make sure to find a good home inspector to help you see whether a home you're looking at is a good fit. Potential challenges
As you can see, if you need to buy a home in a place you don't live, you can do so pretty easily with all the modern technology. The process won't differ much from buying a house in your current neighborhood. But it will demand a bit more caution.
